Have you chosen the future house or apartment of your dreams? Here are four tips to make sure you make the right choice.

After several weeks of standstill due to the confinement, the real estate market seems to be picking up again. Since May 11th, the number of registered transactions is experiencing an historic boom. Here are a few tips before taking the plunge.

1- Take the advice of several people

You’ve visited your future property two, three or four times, allowing you to scrutinize every nook and cranny of the property. It’s good but not enough. To put all the chances on your side, ask several people in your entourage to accompany you for a final visit. An electrician brother-in-law? An architect aunt? A plumber friend? If you visit a house, you’ll need to take a close look at the frame and roof, the biggest expense if it needs to be redone.

2 – Check the environment

Once reassured by the interior of your future property, take the time to observe its environment. You visited your future apartment on a Tuesday lunchtime? Go back there on a Saturday evening to make sure that the street next door where there are many bars and restaurants is not too noisy. Even better, contact and invite yourself for a few minutes to the salesmen to make sure that you will be able to sleep without problem on weekends. If they have nothing to hide, they should not refuse you this request.

Is your future home located next to a major road? Go back there during the week when you leave the office to reassure yourself. Don’t hesitate to go and see your future neighbours. These visits will allow you to get their point of view on possible nuisances but also to find out about potential problems in the neighbourhood. Ask the town hall about future projects. It would be a shame if a building came to spoil your view.

3 – Provide a large envelope

Be careful, the budget for a property purchase does not only include the price of the property. Many additional costs will offload a few thousand euros from your bank account. By becoming an owner, you will now have to pay the property tax. Contact the tax authorities to find out how much it is or ask the seller himself, who will be able to provide you with information.
